Dubai Healthcare City has broken ground on Dubai Creek Gardens, a Dhs3bn residential development that will create a new mixed-use community within Dubai Healthcare City Phase 2.
Developed by Global Partners Ltd, the project spans more than 127,000 square metres along Dubai Creek and is scheduled for completion in 2030.
The development is planned as a low-density community, with 70 per cent of the site dedicated to landscaped gardens, parks, sports facilities and wellness-focused open spaces.
A Major New Development for Dubai Creek
Dubai Creek Gardens will comprise more than 1,400 residences, alongside retail and dining outlets designed to create an integrated residential and lifestyle destination.
The project will also introduce the UAE’s first Westin and Renaissance branded residences, developed in partnership with Marriott International.
The combination of residential accommodation, hospitality, retail and open spaces is intended to create a community that brings living, leisure and wellbeing together within one development.
The groundbreaking ceremony was attended by senior representatives from Dubai Healthcare City Authority, Global Partners Ltd, Mirage Leisure and Development, OCTA Properties, BAUER Spezialtiefbau GmbH and Marriott International.
70 Per Cent of the Site Dedicated to Open Space
One of the defining features of Dubai Creek Gardens will be its focus on landscaped areas and outdoor space.
Around 70 per cent of the development site will be allocated to gardens, parks, sports facilities and wellness-focused open spaces, creating a lower-density approach to residential development.
The plans reflect Dubai’s wider focus on expanding green areas and developing more people-centred urban communities.
The project supports the objectives of the Dubai Quality of Life Strategy 2033 and the Dubai 2040 Urban Master Plan, both of which place emphasis on quality of life, sustainability and the development of attractive urban environments.
Investment in Dubai’s Growing Residential Market
The Dhs3bn project represents a significant investment in Dubai’s residential and mixed-use development pipeline.
Dubai Healthcare City Authority has also become a founding shareholder in the Global Partners Property Fund II, supporting long-term investment and strengthening the area’s position as a destination for international investment.
The development comes as Dubai continues to experience population growth and demand for new residential communities. The emirate is projected to reach a population of 5.8 million by 2040.
Bringing Hospitality Into Residential Development
The partnership with Marriott International will introduce two established hospitality brands to Dubai’s residential market through the Westin and Renaissance branded residences.
The Westin concept will bring its focus on wellbeing into the residential environment, while Renaissance will offer a lifestyle-led approach designed around hospitality and community.
The project is intended to create a residential experience that combines the amenities and services associated with international hospitality brands with the space and privacy of a private home.
Construction Underway Towards 2030 Completion
With construction now underway, Dubai Creek Gardens represents another major development within Dubai Healthcare City Phase 2.
The project will expand the area’s residential, hospitality and lifestyle offering while contributing to the continued transformation of Dubai Creek’s wider urban landscape.
Scheduled for completion in 2030, Dubai Creek Gardens is set to become a substantial new addition to Dubai’s development pipeline, combining residential construction with retail, hospitality, landscaped public spaces and wellness-focused facilities.
