Newcastle’s last major brownfield site—Forth Yards, formerly a railway sidings area—has been granted a £121.8 million injection to kickstart remediation, groundworks, and infrastructure development. Nestled near Newcastle Central Station and the Quayside, this once-derelict land is now destined to become a thriving, sustainable neighbourhood.
Unlocking a New Western Gateway
The approved funding is jointly orchestrated by Homes England, the North East Combined Authority, Newcastle City Council, and Network Rail—a partnership committed to bringing this long-stalled site into public use. This initiative lays the groundwork for a mixed-use urban quarter and paves the way for private sector development.
Ambitious Plans for Quayside West
- Homes: Quayside West—one of Forth Yards’ most significant parcels—can host around 1,100 homes. Homes England secured it into public ownership in 2024.
- Future Build-Out: Network Rail Property aims to submit plans this year for 600 homes, with a broader vision to deliver up to 2,500 dwellings across the entire site.
Newcastle City Council leader, Cllr Karen Kilgour, praised the move:
“This is fantastic news and shows the government share our vision for the area. … In about 15 years, it will have created a whole new part of the city to the west and provided a new community … while adding significantly to our economy.”
North East Mayor Kim McGuinness echoed this community-first vision:
“This derelict land … will be transformed into a thriving community with housing, green spaces, transport links and shops.”
From Homes England, Pat Ritchie (Chair) added:
“The new funding package will unlock the potential for thousands of new homes right in the heart of Newcastle…”
A Strategic Push for Urban Renewal
This redevelopment falls under the government’s brownfield-first policy, targeting disused urban land to boost housing supply, stimulate economic growth, and regenerate communities.
Situated on a sprawling 52-acre site, Forth Yards will ultimately serve as Newcastle’s western gateway—melding vibrant residential zones, green public spaces, and commercial opportunities into a modern, walkable district.
