Rothesay, Isle of Bute – Construction is now underway on Fyne Homes’ latest affordable housing project, with MacLeod Construction breaking ground on eight new homes along Ballochgoy Road. The development marks the first new-build social housing on the Isle of Bute since 2009.

Development at a glance
The project will deliver eight family homes in total: six three-bedroom and two four-bedroom semi-detached properties. Designed for affordable rent, the scheme aims to meet increasing local demand for high-quality, energy-efficient housing. Completion is scheduled for August 2026.
This initiative represents a significant step forward in improving access to modern housing for families across the island.
Voices from the groundbreaking
Janet McAlister, Technical Services Director at Fyne Homes, praised the collaboration behind the project:
“The design team and contractor have worked very hard to get this contract over the line and it’s exciting to know that in just over a year’s time we will have delivered eight energy efficient much needed family homes.”
A spokesperson for MacLeod Construction added:
“We’re proud to be working alongside Fyne Homes to bring high-quality, energy-efficient homes to the Isle of Bute. It’s fantastic to see new social housing return to Bute after more than a decade, and we’re committed to delivering homes that will serve families and the community well into the future.”
Community and environmental impact
Sustainability is central to the project. The homes are designed with energy efficiency in mind, helping to reduce carbon emissions and keep utility costs down for residents. The project also supports local employment, with construction roles and training opportunities being made available as part of the build.
The partnership between Fyne Homes and MacLeod Construction is a strong example of how housing associations and contractors can work together to address local housing needs while supporting the regional economy.

Looking ahead
Construction is expected to continue through to the summer of 2026. Once completed, the homes will provide much-needed affordable housing for families in Rothesay, helping to stabilise the local rental market and encourage future investment in the area.
With this development, Fyne Homes and MacLeod Construction are not only delivering homes but also playing a role in the social and economic renewal of the Isle of Bute.
Why this matters
This project marks a turning point for social housing on Bute. With more than a decade since the last similar development, the delivery of new, energy-efficient homes represents meaningful progress for the community. The homes promise to improve living standards, support local employment, and provide families with long-term security in a place they can truly call home.
